Land development activity in South Padre Island has seen notable progress with large-scale projects entering key phases. The U.S. Coast Guard awarded a record $200 million design-build contract to The Haskell Company in January 2026 for the comprehensive recapitalization and expansion of Station South Padre Island.[1] This project encompasses over 120,000 square feet of new facilities, including unaccompanied personnel housing, mission support buildings, a joint operations center, and waterfront infrastructure, with preliminary design and environmental assessments underway immediately.

“The courageous team of Station South Padre Island showed resilience and determination,” said Admiral Kevin Lunday, acting Commandant of the Coast Guard. “The day after fire severely damaged facilities at Station South Padre Island, this crew was back on patrol, successfully interdicting illicit activity in one of our most complex operating environments. This project will provide Station South Padre Island with modern facilities and empower them to continue operations to control, secure, and defend our southern border.”[1]

Parallel efforts include $12 million in infrastructure upgrades at Isla Blanca Park, focusing on electrical, water, and wastewater systems for 577 RV sites, street realignments, and expansion to add more sites.[2] Construction will require temporary closure of the RV areas for about 12 months to ensure safety.

“Isla Blanca Park is one of our county’s most treasured destinations, and these infrastructure improvements are a critical investment in its future,” stated County Judge Eddie Treviño, Jr.[2]

Additional Initiatives

The city has issued an invitation to bid for the construction of a Wind and Water Sports Venue, involving an entrance driveway, gate, and related facilities.[3] Separately, a property at 112 E. Marlin Street has been cleared of substandard structure status following demolition, paving the way for new construction plans.[4]

County-wide projects with implications for access include the South Padre Island Second Access Project aimed at improving mobility and safety.[5] The city's Planning Department continues to update processes to meet development demands, with zoning and capital improvement plans in place through 2026.[6]

These multi-million-dollar endeavors, exceeding $100,000 in scale, signal sustained land development momentum. Investors should research opportunities via the Economic Development Corporation and Planning Department records, while professional contractors prepare for projects involving coastal site development, environmental compliance, utility upgrades, and large-scale construction expected over the next decade.
